310studio revitalise heritage buildings through meticulous research and innovative design ensuring historic assets continue to inspire and serve their users and their wider communities for generations to come.

Addition and subtraction 

By thoroughly analyzing the existing fabric and context of a given building, we typically craft detailed proposalls that optimise a given space whilst prioritising the least intrusive interventions possible to achieve a solution that honours the past whilst appropriately integrating modern functionality in a sustainable way.

At the outset an assesment is required to determine those elements that are of value and those that present harm to a given heritage building. 
Assessing the building's evidential, historical, aesthetic, and communal values informs the appropriate conservation approaches.

We are guided by the tenets of CadW's approach to preserving historic environments that begins with seeking to understand the inherent significance of a given historic building, place or asset. The prioritization of the least intrusive methods to preserve the original fabric are then explored alongside considerations in respect of sustainable management and how to ensure any work done contributes to the long term preservation of the building or location.  

Respecting authenticity and informed decision making ensure that all conservation decisions are based on thorough research and analysis, and stakeholder engagement further ensures that awareness of heritage value is disseminated among users and the wider community

The Specifics

The practice works in accordance with the RIBA Plan of Work which sets out in stages the services which may be required. These are listed in an abbreviated format in the RIBA booklet entitled 'A Client Guide to Engaging an Architect' (available upon request) which also provides guidance on fees.

Consultancies

310studio have established excellent working relationships with all relevant consultancies (structures, mechanical and electrical, listed building, fire, building regulations etc.) that may be required and if needed can assemble and co-ordinate a full project team. 

Fees

Any initial consultation is undertaken free of charge and we welcome the opportunity to talk through all prospective projects irrespective of size or type.

Upon appointment, 310studio typically charge a percentage fee based on the total construction cost. The fee percentage varies based on the size and complexity of the project and the scope of 3|10 Studio’s involvement (eg. Just planning or full construction service). Alternative fee agreements, depending on the services provided, can be agreed at an hourly rate or as a lump sum.

Appointment

Design Phase: The practice typically use the RIBA standard form of appointment as the basis of any undertaking with a client which clearly sets out the particulars of a given brief and the process by which it will be realised.

Construction Phase: The practice has extensive experience in administering and co-ordinating a variety of construction contracts between client and contractor including Traditional, Design and Build and Management forms and can advise on the most appropriate route for a given project.
